GPS technology can prove invaluable on sites where some or all of the control points from the original land survey have been destroyed. The recent development of networked GPS correction services means that co-ordinates can now be achieved in real-time which saves on the lengthy and costly computations required with previous equipment. This allows our survey teams to obtain accurate co-ordinates within minutes of arriving on site.
Using our state of the art total stations, precise traversing and GPS equipment, we can ensure that all the control on your site is always accurate and easily updated.
- Flood Risk Assessments
Flooding has become an increasing issue across the UK and there is now an awareness that new developments can contribute to the problem. As a result, developers may be requested to perform a detailed Flood Risk Assessment (FRA) during the planning phase in accordance with Planning Policy Statement 25 (PPS25).
Flood Risk Assessments will consider all potential flooding risks to the site, including those from rivers, drainage systems, and the sea, and will often require the development of a hydraulic model of the area combined with a detailed topographic site survey to estimate the extent and depth of flooding during certain events.
Kempston Surveys have the relevant experience and equipment to assist engineers in creating detailed FLAs through the provision of highly accurate topographical and hydrographic survey information for any given site.

- Hydrographic Surveys
Kempston Surveys have experience in providing comprehensive and accurate surveys on a huge range of waterways and coastlines.
Utilising the very latest GPS and robotic surveying equipment, we can accurately survey sections at regular intervals throughout a water course or costal area and combine with flood plain topographical surveys as required.
This data can then be utilised for a wide variety of purposes including as part of detailed Flood Risk Assessments.
Measured Building Surveys
Kempston Surveys are highly experienced in providing the complete range of measured building survey services including; floor plans, sections, structural details and elevations.
A measured building survey provides a highly accurate representation of your building showing all the major structural elements and architectural features. Floor plans are vital to give an accurate representation of the building and this is backed up with elevations and cross sections presented as a scaled CAD drawings.
The detail included in within the survey will depend entirely on your requirements, and may vary for the purposes of design, planning or feasibility. The structural elements including walls, columns and beams, are shown on the floor plans, elevations and sections. All features such as doors, windows, services fittings are then added with floor levels, heights and clear descriptions.
- Floor Plans
Kempston Surveys are highly experienced in producing detailed and dimensionally accurate CAD floor plans for a wide range of clients including architects and interior designers.
Our surveyors use the very latest survey equipment and methods for capturing detailed building features in an efficient and accurate way.
The specification required by our clients is tailored to their individual needs, so that the information they receive from us is exactly what has been ordered.
Our fully measured floor plans are carried out in accordance with specification and accuracies set out in the Royal Institution of Chartered Surveyors (RICS) Specification for Surveys of Land and Buildings.
- Elevations
Kempston Surveys employ the very latest equipment and technology to produce highly accurate facade / elevation surveys for a wide variety of clients including architects, developers, and private landlords.
We can deliver 3D models and visualisations of building exteriors for a varied range of purposes including conservation, heritage, historical, planning and design.
Our highly experienced surveyors will define the most suitable methodology to tailor the survey to their individual needs, so that the information the client receives from us is exactly what has been ordered.
Elevation surveys are non-invasive and consequently can often be undertaken without direct physical access to potentially hazardous sites, reducing on-site risks.
Deliverables can be produced in a large range of formats. Please contact us for additional information.
- Sections
Kempston Surveys can produce cross section drawings as part of a comprehensive measured building survey or alternatively they can be undertaken independently depending on client requirements.
The relevant cut-line can be dictated by the client so that they can ascertain the exact detail required for design purposes.
Section drawings will show as much structural detail as possible without requiring intrusive investigation. We also produce sectional-elevation drawings which incorporate internal elevation detail. Full architectural detail can be shown in elevation behind the section line, showing cornices, architraves etc.
The sections are often used to view the profile of the existing building showing the external roof detail.
- 3D Laser Scanning
3D Laser Scanning or High Definition Surveying HDS is a non-intrusive means of rapidly collecting detailed and accurate survey data using the very latest in high-tech survey equipment.
High Definition Survey uses a narrow laser beam to "sweep across" a target object, so that thousands of closely spaced measurements can be taken in a matter of minutes.
When these scanned measurements are displayed on a computer, a dense "point cloud" representation of the target results, which can then be viewed like a 3D model.
Using specialist software areas can be selected as required for detailed drawing production, the point cloud data can then be used to produce anything from rendered 3D models and visualisations to traditional 2D drawings.
Setting Out
The purpose of setting-out is to stake out reference points and markers that will guide the construction of new structures such as roads or buildings. These markers are usually staked out according to a suitable coordinate system selected for the project.
The importance of accurate setting-out for any type of construction project cannot be over-estimated. It will ensure that all works are undertaken within the legal boundary, which is vital to ensure there are no boundary disputes at a later stage. It will also assist in ensuring that the construction team build exactly to plan.
We are vastly experienced in the setting out of a wide range of projects and can extract setting out points directly from AutoCAD files. Accuracy is paramount and if a sufficiently high-quality survey already exists we can utilise that information to work from when on site. Our skilled surveyors and engineers will check that the architect’s data is adequate and clarify the required accuracies for the project.
Cadastral Surveys
Cadastral surveying is concerned with the survey and demarcation of land for the purpose of defining boundaries of land for registration in a land registry. An up to date boundary survey is recommended when buying, selling, subdividing, improving or building on a plot of land.
As highly qualified and experienced land surveyors, we are regularly involved in all aspects of property boundaries and demarcations; whether it is positioning undefined boundaries or assisting in resolving boundary disputes between neighbours.
All of our cadastral survey services are undertaken in accordance with the RICS boundary dispute guidelines.

As Built Surveys
An as-built survey provides details about structures being built or recently completed. As-built surveys can be ordered at various phases of larger building projects to ensure construction is progressing according to plan, or a final as-built survey may be required to verify work has been completed according to the original plans and ensure that the structure satisfies requirements of local government authorities.
Accurate as-built surveys can also serve to show exactly what elements of a project have been completed within a given time frame. This can be an invaluable project management tool to adjust construction schedules as required, and can also be used to plan subcontractor work schedules and payments.
Kempston’s highly experienced surveyors can customise the as-built survey to your requirements. The survey can potentially be fairly basic and depict only the level of detail the client requires for a specific phase of the project. Alternatively, a higher level of detail can be provided with elevations and contours and associated detailed CAD drawings.
Volumetric Analysis
Volumetric surveys are performed for the purpose of obtaining measured quantities of stockpiled supplies or excavated quantities of earth or materials. This type of survey will typically have the quantities calculated in cubic yards and are mainly used for excavations, stock piles, quarries, landfills, and lake volumes.
Kempston Survey's highly experienced team will collate the appropriate data to produce a 3D model in AutoCAD with contours, cross sections and appropriate levels. From this data we subsequently calculate accurate volumes and produce a 2D or 3D drawing as per the client's requirements.
